"My yard is always soggy" sounds strange in a place built on sand. Sand drains — for the first foot or so. Below that, at 12 to 36 inches, most Northeast Florida lots hit a hardpan that water barely passes. Rain soaks in, stops on it and sits, saturating the sand above until the lawn turns soft. Near the river and the coast the water table is only 2 to 4 feet down and rises in the wet season, so the ground fills from below as well.
That is why a lawn can look dry and still squish underfoot, why the side yard stays soft for days, and why the mower leaves ruts in August. The fix depends on whether the water is on the surface or under it.
Why it happens
Water sitting on the hardpan
The surface dries but the sand below stays full. This is subsurface water, and it needs a route out — usually a French drain.
A lot that settled flat
Surface water has no slope to follow and spreads across the lawn. Regrading gives it one.
Downspouts and irrigation
Roof water dumped at the wall and sprinklers running through the rainy season keep the sand saturated.
Shade under oaks
Ground that never gets sun dries slowly between storms and grows moss and algae instead of grass.
What you can check this week
- Walk the soggy area 24 and 48 hours after a storm — still soft at 48 hours means the water has nowhere to go.
- Push a shovel in: water seeping into the hole points to the hardpan or the water table.
- Turn the irrigation down from June through September and see if it improves.
- Check whether the soggy spot follows a line (fence, side yard) or covers a low area.

How do I fix a soggy lawn?
First find whether the water is on the surface or under it. Surface water needs a slope — regrading into a swale. Water that stays after the surface dries is sitting on the hardpan and needs a French drain to a legal outlet. Downspouts and irrigation are checked first because they add to both.
Will a French drain fix a soggy yard?
When the soggy area follows a line and there is a legal outlet lower than it, yes. On a flat lot with the water table 2 feet down, the outlet has to be the street or a dry well, and the drain is only as good as that outlet.
Why is my side yard always soggy?
The strip between two houses receives roof water from both, and its swale is often the first thing to settle flat. A short French drain or a reshaped swale in that strip, tied to the downspouts on both corners, is the usual fix.
What grass grows best in a wet yard?
Grass is not the fix — a lawn that stays saturated for days struggles whatever is planted. Drain it first, then restore the sod; we lay the cut sod back or new sod to match.
