How do I stop water from pooling in my yard?

If the lot has settled flat or slopes toward the house, re-shape it so the surface sheds water into a grassed swale that carries it to the street or a pond easement. If water stays after the surface dries, that is a hardpan or water-table problem and needs pipe.

French drain vs swale?

A swale is surface drainage with nothing to clog; a French drain is below-ground drainage for water moving along the hardpan. On many lots they work together: a short drain feeding a regraded swale.

How much does yard regrading cost?

In our area regrading or a swale runs $1,000 to $5,000, about $2,500 typical, depending on the area moved and the sod replaced. The price is written after a free inspection.

Will you replace the sod?

Yes. Regrading includes compacting the soil and restoring the sod.

Can regrading fix water that comes up from below?

No — a high water table needs pipe and an outlet. We will tell you which problem you have.
